Battle Construction Specializes in multifamily, light commercial, value-add apartment and building construction. In addition, we build apartments from the ground up and on-site storage units and garage units.

Battle Construction requires signed permission and intake from the investors before the inspection. Each inspection will document the estimated cost and the good faith estimate of repair. There are a number of site photographs. The intake form is not a contract agreement but a site inspection agreement only. The following areas of inspection by Battle Construction and Consulting LLC, this is a visual inspection only. All recommendations to the budget are a reflection of the 2022 building codes of the state of Texas and the area of the projects.


SCOPE OF WORK ASSESSMENT:


Liability- First assessing the liability and risk to the occupants and safety risk. Protecting the investor and their tenants. This includes but not limited to the following examples, ADA, electrical, lighting, fire safety, handrails and stairs.

Value Add to the equity investment- Assessing how to get the most for the dollars spent in construction on each and every project.

Cosmetic appeal to the apartments- dressing up the exterior and interior while adding permanent value.  The goal is to manage the investment of construction dollars wisely for the biggest impact on the project.


The budget numbers provided by Battle Construction are for review only.

In the feasibility study of the investment the construction cost includes labor and material.

All construction estimates are subject to final bid and review.

Multifamily Property Inspection information


Unit Inspections – The interior inspection of each unit is vital to determining condition. The quality of existing work needed and future value add. Each investor should have a need to repair list immediately for protect the project and retain the tenant. Then have a value-add plan when a tenant moves out. The investment into the equity of the project is an ongoing budget for future repairs and maintenance or turn costs.


Foundations – Solid foundations is an important investment to the longevity of a project.  Slab conditions are hard to spot thus simple to hide, A close inspection is critical. There is more to slab inspection than crack in the wall.


Mechanical Inspections – Mechanical inspections consist of inspecting the utility systems. Utility Systems are as follows the plumbing, electrical panels, and heating ventilation and air conditioners or HVAC systems.  The main systems should be checked out by certified professionals in their respective categories. Upon changing titles and purchases many counties and municipalities require code upgrades even if it was previously grandfathered as of 2022 Texas state code revisions.


Roofs – Replacement and repairs of roofs is critical to insurance coverage and bank inspection. Battle Construction is a roofing specialist, we physically inspect each roof and document. We will provide not only the needed repairs but the type and life of the existing roof. On the gulf coast where needed Battle Construction LLC will provide engineering inspection and full Texas windstorm certification.  


Construction is supervised by a project manager and supervisor. These construction professionals are experienced and are well qualified. Battle Construction follows safety guidelines, ethics and systematic construction protocols for every project.
